Cost of Ownership
Once you are settled in to your new place there are a few cost that go along with homeownership. These cost can change from each individual property and your personal needs but the most common ones to be expected are:
CFE Electricity
CFE Mexicos electrical company. This is billed every two months and can vary widely with the usage of yours homes appliances, size and location.
Water
OOMSAPA Mexicos water company. Billed once a month and like the electricity it can vary widely with the usage of your homes appliances, usage and size.
Telmex Internet
Internet is normally provided by Telmex unless located in an area off grid like the East Cape. Most areas have fiber optic high speed internet and can run anywhere from $18 USD a month for 20 Mbps to $47 USD for 200 Mbps.
HOA
HOA costs this will depend on your community and the amenities it provides. The HOA fees in a condo will be much higher than that of a home or land. Not all communities have HOA fees but most will.
Property Taxes
Property taxes in Mexico are much lower than that of the USA or Canada with most being under $1000 USD a year. Mexico also offers a 20% discount for taxes paid between January 1st and January 31st of each year.
Annual Trust Fee
Annual trust fees this is the fee you pay to hold your fideicomiso with the bank. This runs normally between $500-$600 USD a year.
